Pending home sales in the Seattle metropolitan area fell 15.6% year-over-year in July 2026, the steepest decline among major U.S. markets, according to Redfin data reported by GeekWire. The contraction outpaces Houston (-14.3%) and Phoenix (-13.3%). It places Seattle at the epicenter of a national housing pullback that has driven existing-home sales to their lowest level in nearly two years.

The cost gap

Seattle's median sale price stands at $809,479—roughly 1.98x the national median of $408,795. The ratio matters: it determines mortgage-size sensitivity to rate movements. Seattle's closed home sales declined 9.1% year-over-year, placing the metro among the five steepest declines nationwide alongside Detroit (-9.3%). The pricing premium amplifies the impact of any basis-point uptick in borrowing cost.

The tech-layoff channel

Local demand is tethered to tech payroll. Amazon initiated 16,000 corporate job cuts at the start of 2026, on top of approximately 14,000 layoffs in fall 2025. Microsoft eliminated roughly 15,000 positions across two rounds in 2025 and cut another 4,800 last month, 1,600 of which came from the Xbox division. Additional reductions have hit T-Mobile, Zillow, Starbucks, Meta, Google, Oracle, Epic Games, Bungie, and Salesforce. Redfin Premier agent Chase Costello identifies the mechanism: "Seattle is a tech-driven market, and right now a lot of buyers are feeling cautious about layoffs, AI and job security. Tech workers aren't moving between companies — or moving into the area — as much as they used to, and that means fewer people are trading up into new homes." The data point is not just the displaced workers—it's the compression of move-up demand among those still employed and the reduction in inbound tech migration that historically fueled the trade-up segment.

Counter-currents and watch items

Redfin reports gains in West Palm Beach (+17.1%), San Francisco (+8.5%), and Milwaukee (+7%). Drivers diverge: South Florida and the Bay Area draw affluent buyers insulated from rate sensitivity; San Francisco adds an AI-sector tailwind; Milwaukee's gain stems from affordability. The Redfin brokerage itself completed its acquisition by Rocket Companies during the reference period, with longtime CEO Glenn Kelman exiting. Redfin cut 450 employees in February 2025. Two indicators will determine whether the 15.6% pending-sales drop becomes a 25% closed-sales event by Q4: the trajectory of tech-headcount announcements through September, and any basis-point movement in the 30-year mortgage rate. Continued layoffs without rate relief compress inventory absorption further. Rate relief without fresh layoff rounds stabilizes the market.

Binary projection: Seattle's median sale price holds flat through year-end, or falls 3–5% before Q1 2027.
