Horton CEO Paul Romanowski singled out the Northwest — "especially as you look up into Seattle" — as a market showing "a little more weakness" on the company's July 21 earnings call.

Seattle's tech concentration is now a headwind. Amazon's main campus, Expedia's 40-acre waterfront site, Microsoft's Redmond headquarters, and Google offices in Seattle and Kirkland anchor the labor market that drives household formation. Layoffs tied to AI restructuring have thinned buyer formation at the upper price points. On the regulatory side, the Seattle City Council approved an amendment to the Do-Not-Solicit ordinance, preserving agents' ability to send printed and mailed market updates to residents.
