The 10-year Treasury yield reached its highest level since October 2023 this week, pulled higher by a global sell-off tied to the US conflict with Iran, rising energy costs, and federal debt that has crossed $40 trillion. Mortgage rates track the 10-year yield, so the transmission is mechanical, not discretionary. Redfin's economics team projects rates will hold in the upper- and mid-6% range through year-end. Refinance applications that spiked when the 30-year rate dipped below 6% earlier in the year have cooled again as the benchmark marches toward 7%, according to WSFS Bank's home lending president.
