King County Real Estate Trends: September 2026 Market Analysis
The Beyond Real Estate September update, built on NWMLS transaction data, places King County's August 2026 median home price at $860,000 — a 4.2% decline from the same month a year earlier.

The figure extends a cooling trajectory through the Puget Sound market while paradoxically sustaining seller-favorable supply conditions.
King County Headline Metrics
- Active residential listings: 7,956 units
- Months of inventory: 3.8 (seller-leaning threshold)
- Median days on market: 21
- Sale-to-list ratio: 99.0%
- YoY median change: -4.2%
The dataset's five-year seasonal model projects further softening into December. Fall and winter months historically compress buyer activity and sale prices by a measurable margin. Despite the YoY decline, the 99% sale-to-list ratio confirms minimal negotiation slack — offers materially below list are statistically unlikely to succeed.
The Redfin Divergence
A Redfin report dated August frames Seattle's slowdown as a tech-labor story. July figures:
- Seattle metro median sale price: $809,000 (-4% YoY)
- Active listings: +17% YoY (largest national increase)
- Pending sales: -15.6% YoY (steepest national decline)
- Seller-to-buyer ratio: 65% more sellers than buyers
The driver, according to Redfin economics, is the geography of AI capital allocation. OpenAI and Anthropic are concentrating six-figure compensation packages in San Francisco, where median sale prices climbed 6% to $1.6 million and luxury pending sales jumped 46% YoY in May. Total San Francisco supply fell 18% — the steepest national compression.
Seattle's major employers — Amazon, Microsoft, Meta, Expedia — have shed thousands of positions over the past twelve months.
"Layoffs in the tech world are dampening homebuying demand in the entire area," said Sheryl Wingate, a Redfin agent in the greater Seattle area. "The return-to-office trend is dampening demand outside of the city center."
"AI is reorganizing the tech labor market, with San Francisco and Seattle representing two sides of that transition," said Chen Zhao, Redfin's head of economics research.
The Setup Through December
- Sellers: 3.8 months of inventory supports 99% sale-to-list execution. Price competitively to recent comps.
- Buyers: 4.2% YoY compression and 17% listing expansion open a measurable negotiation window. Pre-approval is essential; offer submission must be fast.
- Trajectory: downward on price, upward on supply through year-end.
The math is binary. Either pricing discipline holds at the comp line and the median stabilizes around $860,000, or compression accelerates toward the December seasonal trough.
