The downtown deceleration traces to two Q2 catalysts. Geopolitical tension involving Iran reduced buyer confidence across the region. A more localized variable: Salesforce filed a WARN notice confirming 59 job eliminations across its Bellevue and Seattle offices effective October 5, the company's second local reduction in under twelve months. Condo demand, concentrated among employees at exactly these firms, absorbed the contraction first.

Inventory Absorption Signals

The absorption data sharpens the read. Price per square foot across all downtown condo sales declined 12% YoY — the cleaner metric, unskewed by unit mix. Resale-only median fell a more moderate 14%. For sellers pricing within the next 90 to 180 days, the implications are mechanical. Single-family sellers in Somerset-grade neighborhoods retain leverage; days-on-market remains compressed and inventory absorption ratios remain favorable. Downtown condo sellers face a wider negotiation band, with the 12% PPSF compression as the cleaner benchmark and months of supply near 7 signaling continued softening absent a demand-side reset. Binary projection for H2 2026: either the tech-sector layoff cycle stabilizes and the 17% median compression halts by Q4, or it deepens as additional WARN-driven reductions compound the absorption gap. The October 5 Salesforce effective date is the first checkpoint.
